Why Star roofs are coming due

Star grew fast, and its first roofs are aging together

Star had 11,117 residents at the 2020 Census. The Census Bureau estimates 20,874 by July 2025, an 84.6% jump in five years. The median home in Star was built in 2009, which makes it the second newest housing stock in Idaho after Avimor.

That sounds like good news for a roof, and mostly it is. But the first suburban subdivisions here date to the mid-2000s. Lakeshore Park started in 2005 and most Hunters Creek homes went up between 2011 and 2013. Builder shingles on homes from that era have spent well over a decade under hard summer sun, freeze-thaw winters and gusty storms.

When a whole subdivision is built in the same few years, roofs tend to wear out on the same schedule. We see it as neighbors start asking about leaks, lifted tabs and bare granule spots. A free inspection tells you where your roof actually stands, so you can plan a replacement instead of reacting to one.

Most Star homes are owner-occupied single-family houses, about 79.5% owner-occupied and 90.4% detached. That means most of our Star customers plan to stay put. We quote roofs to last, with the right underlayment, ventilation and edge details, not just new shingles over old problems.

What Star weather does to a roof

Star sits in the high desert at the north edge of the Treasure Valley. The City of Star rates its weathering exposure as Severe. Here is what a replacement roof has to stand up to.

    🌪

    Wind & gust fronts

Star designs for 115 mph wind under Exposure C conditions. Summer gust fronts and microbursts are common, and National Weather Service warnings for 60–70 mph gusts often include Star. We use high-wind nailing and sealed starter rows at the eaves and rakes.

    ❄

    Snow load & freeze-thaw

City design criteria call for a 20 psf ground snow load and a roof load of at least 25 psf. Winter design temperature is 10°F, so melting and refreezing at the eaves is routine. Ice barrier and good ventilation are part of every job.

    🌨

    Hail

On April 3, 2024, a swath of quarter-size hail crossed the Treasure Valley, including the Eagle area next door. A rare winter supercell in December 1996 dropped severe hail over Star and Eagle. Impact-resistant shingles are worth a look.

    ☀

    Heat & UV

Summer days over 100°F are common here, and big swings between day and night keep shingles expanding and contracting. Strong UV wears off granules over time. Quality shingles and balanced attic airflow slow that down.

    Local know-how

    Replacing roofs across Star's subdivisions

Nearly every Star neighborhood is an HOA community, and each one was built in a different phase of the city's growth.

    Lakeshore Park & Hunters Creek

These are Star's first-wave neighborhoods. Lakeshore Park homes were built from 2005 to 2016, and Hunters Creek was developed in 2008 with most homes finished in 2011 to 2013. They are the roofs we expect to come due first.

Star River Ranch & Heron River

Homes along the Boise River are newer, with Star River Ranch's first homes in 2021. Most roof work here follows wind or hail events, not age. We check flashing, ridge caps and any storm damage.

Heirloom Ridge, Milestone Ranch & Cresta Del Sol

Production-built areas that went up during Star's recent boom. Many have CC&Rs that control shingle color. We help you get architectural committee approval before materials are ordered.

    Star roof replacement FAQ

    Questions Star homeowners ask us

Yes. The City of Star Building Department lists re-roofing projects among the work that needs a building permit. Permits are filed online through the iWorQ citizen portal, and re-roof reviews are typically handled the same day. Sage Roofing files it for you.

Star's median home was built in 2009, and many early homes received builder-grade shingles. Those roofs face strong UV, 100°F summers, freeze-thaw winters and wind and hail. Age alone is not the deciding factor, so we inspect and tell you honestly if repair is enough.

The City of Star's adopted design criteria list 115 mph wind for typical homes under Exposure C. We install shingles with high-wind nailing patterns and secure the edges, where wind lifts shingles first.

Most likely. Almost all Star subdivisions are HOA communities with CC&Rs, and shingle color rules vary from one subdivision to the next. Get architectural committee approval before ordering material, and we can help you prepare the request.

It has happened. A rare December 1996 winter supercell dropped severe hail over Star and Eagle, according to the National Weather Service. In April 2024, quarter-size hail crossed the Treasure Valley, including the Eagle area. If you suspect hail damage, we photograph it for your records and your insurer.

Most replacements take 1–3 days once work begins. Weather and the amount of decking that needs replacing can change that. We give you a schedule with your written quote.
