Eagle homes are bigger and newer than most in the valley, and their roofs are more involved. Sage Roofing replaces Eagle roofs with the right materials for HOA rules, foothill fire codes and a hot, dry climate, and we handle the permit work with the City of Eagle.

Eagle grew 233% in the 1990s, jumping from 3,327 residents to 11,085. Census data shows 17.0% of local homes were built in that decade. Many of those roofs, in places like Eagle Hills, Lexington Hills and Two Rivers, are now 25 to 30 years old.
Another 22.6% of Eagle homes went up in the 2000s. Those roofs are next in line. Large custom and semi-custom homes here often have hip-and-valley designs with many slopes and transitions, so a replacement is a bigger project than on a simple ranch roof.
Every Eagle roof replacement starts with a full inspection of the decking, valleys, flashing and attic ventilation. You get a written quote that explains what we found and what we recommend.
Replacement is also a chance to fix what the original builder missed. We often find short or missing ice barrier at the eaves, undersized attic vents and valley flashing that has started to wear. Fixing those during the tear-off costs far less than chasing leaks later, and it helps the new roof reach its full service life in Eagle's dry, sunny climate.
Schedule My Free InspectionEagle sits in the high desert at about 2,555 feet, with foothills rising to the north. Sun, storms, snow and wildfire all play a part in how we build.
On September 5, 2013, half-dollar hail fell near Eagle and ping-pong-ball hail hit Highway 55 north of town. Valley thunderstorms can also bring 60 mph gusts, so nailing patterns and shingle choice matter.
The University of Idaho 2015 snow load study lists Eagle at 18 psf ground snow load, and higher foothill sites carry more. Deep valleys on big roofs hold snow, so we pay attention to ice barrier and ventilation.
Eagle adopted the 2018 Wildland-Urban Interface Code in 2025 for its WUI Overlay District. In August 2025 a fire burned about 240 acres north of Beacon Light Road. Class A roof assemblies are required in these zones.
The Boise area gets only about 11 inches of precipitation a year. Hot days and fast-cooling nights work asphalt shingles hard, so we match quality shingles with balanced attic airflow.
Each part of Eagle comes with its own mix of roof age, design rules and fire exposure.
These are some of Eagle's older planned areas, with many 1990s roofs now due. Eagle Hills is known for having many homes with no HOA, while Two Rivers enclaves have their own associations. We confirm what applies to your lot.
Many Eagle subdivisions have architectural control committees. Homestead's guidelines, for example, call for 30-year-or-better architectural shingles in Black unless the ACC approves something else in writing. We help with the paperwork, gather product samples and color specs, and wait for written approval before we order materials. That keeps your project from stalling halfway through.
North of Beacon Light, homes fall under the city's WUI rules. Checklists for areas like Valnova and Avimor require Class A roof assemblies, a 72-lb cap sheet or firestopping at the eaves and metal valley flashing.
Here is what happens from the first visit to the final walk-through. Most jobs take 1–3 days once work begins, though large Eagle roofs can sit at the longer end.

You see your material options and a clear scope for the whole roof, including any WUI or HOA requirements.
We coordinate with the City of Eagle Building Division and get HOA or ACC sign-off when your subdivision needs it.
We strip to the deck, replace weak sheathing and install underlayment, flashing, ventilation and the new roof.
Magnets sweep the yard for nails, debris is hauled off and we review the finished roof with you.
0% interest for up to 18 months, or long-term plans as low as $149 a month, on approved credit. Bigger Eagle roofs with many valleys cost more to replace, so a payment plan can make the right material choice easier.
The City of Eagle says a building permit is required for the replacement and repair of residential structures, and it advises owners to contact the Building Department instead of guessing. We confirm the requirement for your project and handle the filing.
Possibly. Roofs from Eagle's 1990s building boom are now around 25 to 30 years old, which is the end of the road for many asphalt shingles. Curling, granule loss and leaks after snowmelt are common signs. A free inspection will tell you where yours stands.
In many subdivisions, yes. Homestead's ACC guidelines, for example, require 30-year-or-better architectural shingles in Black, with other colors needing written approval. Eagle Hills has many homes with no HOA at all, so it depends on your street.
Eagle applies the 2018 International Wildland-Urban Interface Code inside its WUI Overlay District. City checklists for foothill areas require Class A roof assemblies and metal valley flashing. We check your address during the inspection.
Many Eagle homes are large custom or semi-custom builds with complex hip-and-valley roofs. More valleys, ridges and wall transitions mean more flashing work. We plan every detail before the crew arrives so the job runs smoothly.
Yes. Idaho Code 55-3208 protects homeowners' rights to rooftop solar, even in HOA communities. If solar is in your plans, tell us during the quote so the new roof is ready for it.
